2020- A year to make the right choices!

Once your lease runs out, or when you are facing structural changes in your business, the time comes to look for another potential site to operate from.

Whether you are looking for an industrial or commercial property, there are certain elements to keep in mind when going on your search to find the ideal fit:

  • Location:  A good place to start, is knowing WHERE your business and its staff would develop at its full potential.  Since petrol and travelling costs have become increasingly expensive, one of the main factors that will influence location is where the majority of your staff reside.  Other factors to consider is security, in the area, real estate value in the area, and how far it is from important amenities such as the airport or harbor.
  • Money, money, money: If you don't want to waste your time by looking at various property options that would not suit your budget, the best thing to do would be to prepare your budget before you start looking at properties.  If you are not sure what the cost for the property would be, you can always phone on of our experienced brokers to give you a break-down of the current market rentals or sales prices to help you to gain perspective on what to realistically expect to pay for your ideal property.
  • Legalities: Make sure that you understand what the property can be used for in terms of its zoning.  Be upfront with your broker about factors such as number of staff, parking use, type of machinery that will be used etc.  The more detail that you can provide to your broker about what the premises will be used for, the better.
  • Growth & Future planning: Every business should have an aim to grow and a very important element of growing is flexibility in terms of your premises.  If you are looking at commercial property, it may be in your best interest to take occupation in a large building which is owned by one Landlord.  Once your lease expires, you may the option of growing the premises in the same building.  Another way to prepare for growth is to occupy a property that is slightly larger than your current requirements to ensure that you have a bit of extra space to grow into.
